Your drainage system protects your residential property or commercial property from being flooded every time it rains or snows. Your perimeter drain system allows rain water to flow through your property into an underground pipe that collects the water and release it to the City’s main drain system. Unfortunately if your drainage system breaks or clogs anywhere, all of the rain water on your yard will end up in your basements, inside your walls and flood your property.

It is imperative to be up to date with how your drainage system maintenance and functioning as you would with any other system in your house. Some signs that you may have a drainage problem could be the following;
Identifying drainage problem:
- you may see a small leak in the basement or crawlspace
- You may smell the moldy odor in your basement
- the subfloor or basement walls might be damp
- puddling can occur around your property
- an exterior drain might be blocked and/or not draining properly
- you might have a problem with your sewer line draining slowly, this may indicate that roots have infiltrated the main sewer line and is preventing water and debris from flowing freely
- There may be large cracks forming on the exterior of the foundation wall, these cracks will eventually allow water inside of the basement.
- you may notice that these symptoms occur more often in the winter than the summer
How we identify and resolve your perimeter drain issues
Identification:
The only way to find and identify the actual drainage blockage will be using a camera inspection
We use a Fiber Optic camera to view the inside of your pipes, Think of it as an endoscope passing through the inside of the drainage system. With this method, we can clearly pinpoint any blockages or simply determine where the blockage have occurred and caused the flood in your basement.
Correcting the issues:
Hydro Jetting Different Pipes
The first step in clearing blocked drain pipes would be Hydrojetting your perimeter drainage system, which is the quickest way in making sure the system runs smoothly and helps prevent any blockages. We insert a super high-pressure jet into your drainage together with the Fiber Optic camera, we will identify the area that needs to be washed and we will shoot super high water pressure to clear the blockage. In many cases, this will resolve the issue.
In other cases, roots may have penetrated your drain system and started growing inside your drain pipes, in this case, hydro jetting may not be able to resolve the issue and we will need to bring our heavy duty auger to come in and cut the roots.
Auger or Roots in your drainage system
Roots growing in your drainage or sewer system in Vancouver area, seems to be a very common issue, as we have an abundance of trees and bushes that can easily penetrate deep into the ground and into your drainage system. This is because most of the time the drainage system will have some sort of standing water inside of the pipes due to it’s design, although this is normal, the roots start growing into the pipe for this reason.
Heavy Duty Machinery
In the majority of cases in which roots growing inside your pipes, we would use a machine called an Auger. This is a heavy duty reel with a cutting edge at the tip of the reel with enough power to travel hundreds of feet through a pipe. The auger will cut through the roots, and the water will wash them out all the way to the sump and out of your system. This machine works best with PVC systems and most Clay or Cement tile systems, as the pipes are rigid enough to handle this type of machine.
Excavation and surgical repair
In some rare cases, mainly after the negligence of years without maintaining the drainage system, some issues may occur which will we cannot resolve just by water jetting or using the auger, a few cases might be:
- Large roots cannot be cut with the Auger
- Pipes broke, can happen if a large tree is near the house and its roots broke the drain pipes
- Old system deteriorated and cannot be washed or cleaned
In these cases, we will need to excavate and surgically correct the issue and replace the part of the system that broke.
